Why it’s important to investigate before you buy

I have been asked these questions many times by my clients:

Never assume anything – we need to research and verify it.

There are several municipalities in the Cowichan Valley and they each have different zoning bylaws. I can’t stress how important it is for a buyer and their REALTOR® to investigate zoning questions together. Scanning the zoning bylaws online from the listing agent’s information package is not enough information for you to rely on.

If you’re buying a house or land with something specific in mind - INVESTIGATE it! A REALTOR® can provide lots of value here. I meet clients at the municipality and together we will talk to the building and planning departments, review the property file and ask (the right) questions so they have all the information they need to make an informed decision.

What could go wrong if you don’t investigate? You could end up purchasing a home or property that really doesn’t work for you with unforeseen restrictions on how you can use the land. Due diligence is important to ensure you know exactly how the land, buildings and other structures of the property may be used.

The key message to all buyers: find a diligent REALTOR® and put them to work! Accept nothing less.
