Why you need to hire a REALTOR® that really understands the acreage market

The Cowichan Valley is beautiful. People from all over Canada dream of moving to our pristine island and settling into a simpler life on a small (or large) acreage.

The goal could be to start a market garden business or be as simple as spreading out and enjoying country life with family and your animals. I grew up on an acreage and it was a nice way to spend my childhood in the fresh air and mild weather.

Today I am helping clients sell their little piece of paradise, most often because it’s time to downsize having enjoyed their property for many years.

Why use my services to sell your island acreage?

There’s a real skill required in marketing this type of real estate. I’ll sit down with you and brainstorm how best to showcase your property. I do all of the necessary research before listing your property. I check the property files at the local municipality, searching for things like occupancy permits and permits that were opened but not closed in hopes that we can fix these prior to putting your home on the market. I scrutinize zoning by-laws and maps, investigate the well and filtration system set up, look into tax implications, ask questions about the septic system, and walk and mark property boundaries. I work tirelessly with my assistant building this information database as thorough preparation is absolutely vital for a smooth and successful deal.

Why does experience matter?

I have sold many acreages during my 16 years as a REALTOR®, gaining a vast amount of expertise and knowledge that is valuable when negotiating on behalf of a seller. I know what’s acceptable to include or exclude in the contract and the pros and cons of each buyer’s negotiating position.

An acreage is a unique product with lots of potential for problems during the sale process. My sellers benefit greatly from my expertise and organizational skills.

Acreages are unique as there are many potential problems that can occur during the sale process. Because of my experience, I’m able to anticipate these potential problems and sort them out best I can before they cause issues with finalizing a sale. I’ll even go out of my way to assist a buyer’s agent if it helps get the deal done for my clients. Even when you’ve done all the preparation and lined up every detail in advance, selling an acreage can still be a challenge. This is why it’s imperative you hire a REALTOR®  that truly understands the acreage market and will help close the deal as seamlessly as possible.
