What is a Free Market Evaluation?
A market evaluation is an assessment of the current value of your home carried out by a licensed REALTOR®. After an initial phone call, I will meet with you at the property for a walk through. A walk though gives me the opportunity to learn more about your home. What do you love and what do you dislike? In particular, I can look at the improvements you have made and make suggestions on what else could be done to make your home more saleable. This will normally take about an hour.
The evaluation process is important and should not be rushed. Be very wary of realtors who will be ready to give a quick valuation based on a short appraisal. Even though I often have a good idea of the pricing on my walk through, it’s important I research properties that have sold recently in the area after visiting the subject property and assessing its strengths and weaknesses. Market research is vital in assessing value as all homes have individual characteristics. One of my strengths is fully appreciating the qualities of your home and comparing them with similar homes in the area. After my first visit, we will meet again normally within two or three days.
At this second meeting, we will discuss the evaluation together. I will prepare a professional package for you which will include information on the subject property, all the comparable properties and a copy of my marketing plan. I will answer any questions you have and we can mutually agree on the best strategy moving forward.
