What is a Free Market Evaluation?

A market evaluation is an assessment of the current value of your home. After an initial phone call (I’ll always want to speak with you first, if we don’t know each other yet), I will meet with you at the property for a walk through. This gives me the opportunity to learn more about you and your home. What do you love about it and what do you dislike? I can look at the improvements you have made, and make suggestions on what else could be done to make your home more saleable. This will normally take about an hour, and is an opportunity for us to bond and make a connection.
I am big on preparing everything in advance. I like to give my sellers as many opportunities as possible for prospective buyers to see their home in its best light which translates to a higher sale price. I always suggest decluttering and making the home appear as ‘hotel like’ as possible. I also recommend hiring a professional cleaner to help it show its best.
The evaluation process is important, and should not be rushed. Market research is vital in assessing value, as all homes have individual characteristics. Being an active REALTOR®, I will often have shown, sold or listed some of the comparable homes. This helps me position them against yours in the market. After my first visit, we will meet again to go over the evaluation together (this can be done over the phone, if that’s easier for you).
At this second meeting, we will discuss the evaluation and what I recommend for a listing strategy. I will prepare a professional package for you which will include information on the subject property, all the comparable properties and a copy of my marketing plan. I will answer any questions and give you all the time you need to decide on what you would like to do. I never pressure clients. When the timing is right for you, it is good for me.

I treat every listing like it’s my only listing, and am willing to go over and above every time to ensure that we meet our mutual goals.
