When is the best time to sell my home?

“When is the best time to sell?” I am often asked this question. Homes are bought and sold throughout the year, so there is never really a “bad” time. However, there are advantages to selling at certain times of the year. 

Spring is often considered the best time of year to sell your home. In many ways this is true. Winter has past, the weather is warmer, gardens are blossoming, and there is a mood of optimism everywhere. There can be drawbacks to listing in the Spring, though. There will undoubtedly be more properties listed, meaning that your home will be competing with many others on the market. One way to get ahead would be to list your home BEFORE the spring boom. It could mean a quicker sale due to less competition.

Let’s look at later in the year, say in November and December. I know you’re probably thinking, “What?! Everyone is busy with Christmas festivities!” You’re exactly right! Who wants to show their home while juggling entertaining and decorating the tree. However, consider this very important fact: Buyers who are out there looking at homes before Christmas are VERY SERIOUS and are ready to pull the trigger. They are active in the market because they want to buy a home NOW!!!


So that leaves us with Summer. The Summer months can be a great time to sell – particularly if you own a farm or a property with acreage. When it comes to acreages and farms, I feel it is always worthwhile to wait until at least May so we give Mother Nature a chance to lush up your surroundings which makes your property more saleable. We want to sell the lifestyle, showcasing your acreage at its best, when buyers can see its full potential. We want them to fall in love with the outdoors, for all the reasons you did when you bought it. It is hard to fully appreciate that beauty in the winter months. So acreages are definitely more saleable in the Summer months and you will get the most value listing and selling at that time. 


The bottom line is that there’s no bad time to sell your home. This is Vancouver Island after all. We hardly get a winter and the Island will always be a popular destination for families from throughout Canada. I sell my clients’ listings consistently throughout the year.
