How to Sell Your House for the Most Money


If you are thinking about selling your home, the first question to ask yourself is, ‘How can I make this happen and get the most amount of money for my property?’

The first step is to always engage a REALTOR® for advice on current market conditions, the value of your home and how to best prepare it for sale. 

An often under-emphasized (and unfortunately, sometimes even totally overlooked) key step in the selling process is the preparation stage. REALTORS® provide great value here!

Successful agents work closely with their clients to showcase the home to look its best and create a roadmap for how to get there. This plan always entails more than cleaning, de-cluttering and mowing the lawn (although these are good starting points). It’s often difficult for a homeowner to separate emotional attachment to their personal space, versus considering a buyer’s perspective and expectation. This is where a good REALTOR® can step in and look at it from an objective standpoint, without any emotion.


I always help my sellers prep to sell their homes. It’s not unusual for me to work with them for months in advance of actually listing. I love providing value! I meet with them first for a walk through and we brainstorm what needs to be done. We talk about where money could be spent to generate more value, and where it would be wasted. I’m not afraid to be honest. I tell them the truth about what needs doing because it will result more money in their pocket.  We strategize together, and I check in with them on their progress and give feedback. 

Here are just a few of the things we would discuss together:

  • Assess the condition of the home: roof, windows, and decks - should maintenance be done?

  • Should you renovate, add anything or paint? – evaluate the cost vs reward!

  • If applicable, investigate the condition of the septic system, inspect and take well water samples, review title charges for easements and covenants, mark boundaries and how to best tour buyers around the property

  • Who is our target market, and how do we position ourselves to generate the most amount of interest?

As an absolute minimum you should always:

  • Deep clean

  • Haul garbage 

  • De-clutter

  • Take down personal photos

Doing this work in advance of going to market ensures that we are in the best position to receive the highest possible offer in the shortest time, and with the fewest problems.
