I often get asked if I am concerned that the role of the REALTOR® will diminish over time because of new technology and easy access to the internet. My response is always the same: “a seller needs a REALTOR® to protect them from consumer harm”.
The evaluation process is important and should not be rushed. Be very wary of realtors who will be ready to give a quick valuation based on a short appraisal. Even though I often have a good idea of the pricing on my walk through, it’s important I research properties that have sold recently in the area after visiting the subject property and assessing its strengths and weaknesses. Market research is vital in assessing value as all homes have individual characteristics.
